ACCESS STATEMENT FOR BOAR COTTAGE, BELLERBY

Introduction
Boar Cottage is a single storey stone built cottage in the village of Bellerby.  It is situated in a quiet location at the rear of our house and overlooks our field.

Pre-Arrival

• We have a website with photos of interior and exterior areas.
• Bookings/enquiries can be made direct from the website, via email or by telephone or letter.
• Guests are provided with directions to the cottage.
• The nearest bus stop is on the village green approximately 50 yards.
• The nearest railway station is Northallerton approximately 20.54 miles.
• There is a list of taxi services available in the cottage.
• This access statement is available on our website and in the “Welcome File” in the cottage.
• Nearest shops – Leyburn approximately 2 miles.

Arrival and car parking facilities

• There is ample easy access and safe private car parking for the cottage – enough for 2 cars.
• We will greet you on arrival and show you around the cottage.

Main entrance and reception

• There is a small step down to the path leading to the main entrance 6 inches deep.
• The front door is a stable door 6 feet 6 inches high and 29 inches wide (size). The door step is 2½ inches high. The keyhole is 46 inches high.
• The front door opens into a hallway area.
• The hallway is 8ft long and 3ft wide.
• There is a light switch on the wall to the left of the front door.
• Terracotta tiled floor.
• Radiator.
• There is a long mat runner inside front door.
• There is a door to the right of the hallway which leads into the sitting/dining room.
• There is a door to the left of the hallway which leads into the kitchen.
• There is a cupboard at the far end of the hallway housing:-

• Door opening 29 inches wide 77 inches high.
• Oak floored.
• Light switch on left hand side.
• Log burning stove and basket of logs.
• 2 seater settee.
• 2 armchairs.

• Radio/cd player.
• Remote control TV (with freesat pvr)/DVD player/Video player .
• Oval dining table (max size 57 inches by 31 inches) and 4 dining chairs.
• Recessed shelves with range of information folders including places to eat, great drives, places of interest, walks etc.  Maps, books and games.
• Fire exit door size 33 inches wide 72 inches high.

Self Catering Kitchen

• The kitchen has two doors leading into it. One door from the entrance hall and one door from the inner hallway which also leads to the bedrooms.
• Ceramic tiled floor.
• Light switches on right hand side as you enter from entrance hallway.
• Light switch on left hand side as you enter from inner hallway.
• Wall mounted fire extinguisher at 5 feet high.
• Gas hob with electric oven underneath integrated into the floor standing kitchen units. Above the hob is an extractor unit at 5 feet 4 inches high.
• Range of kitchen units, floor standing with work surfaces at 3 foot high and wall mounted units at 4 feet 4 inches high.
• Microwave.
• Dishwasher.
• Washing machine with tumble dryer above.  Tumble dryer door catch is 4 feet 6 inches high.
• Fridge/Freezer 4 feet 4 inches high.
• Cleaning materials/dishwasher tablets/wash up liquid/polyroll/bin liners/handwash/hand and tea towels provided.
• General information on the cottage and pets.

Inner Hall

• Door 30 inches wide hinged on left, from far end of kitchen leads into inner carpeted hallway 34 inches wide 88 inches long.
• The doors to the bedrooms and house bathroom lead off the inner hallway.
• Door to the right leads to the double en-suite bedroom.
• Light switches for bathroom on wall to right of bathroom door at 51 inches high.
• First door to the left leads to the twin bedroom.
• Second door to the right, at the end of the inner hallway leads to the house bathroom.
• The inner hall light switch is in the centre of the wall facing the doors to bedroom 2 and the kitchen.
• There is an electric smoke alarm on the ceiling. 
• There is a thermostat control for central heating on the wall to the left of the door leading to the house bathroom.
  

Bedroom 1

• Door opening 29 inches wide 6 feet 5 inches high.
• Carpeted floor.
• Main light switch is to the left of the door between bedroom door and en-suite door.
• There is a 6 feet by 4 feet 6 inches divan bed.
• Space either side of bed is 2 feet.
• The bed is in a recess between two single full length wardrobes with cupboard above bed.
• The headboard for the bed is built in to match the wardrobes with shelf above.
• There are individual spot lights with individual switches on either side of the bed.
• There is a light switch for the main light on the wall above the headboard.
• There is a wooden trunk at the foot of the bed.
• There is a chest of drawers 6 drawers freestanding 40 inches high 26 inches wide 17 inches deep.
• There is a freestanding mirror on chest of drawers.
• There is an electric carbon monoxide detector on the wall behind the mirror.
• There is a double socket, just above the skirting board, to the right of the chest of drawers.
• There is an extension lead in the left hand wardrobe.
• There is a hair dryer in the left hand wardrobe.

• Exiting from front door there is a raised patio overlooking owner’s field.
• There are 3 stone steps up to the patio varying between 8 and 10 inches high.
• There is a handrail in the centre of the steps.
• The patio has a slightly uneven paving slab surface.
• As it is an open raised patio (3feet high on one side) young children should be supervised.
• There is a table with 2 chairs and a 2 seater bench – all of cast iron – parasol is available.
• Built in stone BBQ.
